Unlike traditional property management companies, Apex Vacation Properties offer vacationers the opportunity to view a large grouping of rental properties and then discuss the possibilities of one, or several, vacation destinations with a friendly (real live) person dedicated to helping them achieve the best vacation experience. Once you have selected a property or properties the Apex sales representative will contact the owners and confirm availability and rates. Then Apex will re-contact you and confirm the arrangement. Upon selection of the property, the Apex sales representative will ask you for your credit card information for the sole purpose of holding the property you have selected. The next step will be the property owner, or the owner’s personal representive contacting you and finalizing the rental and payment arrangements as necessary. Payment is then made directly to the property owner, including all applicable taxes, and the property owner provides the guest with all of the information needed to enjoy their home. Renting directly from homeowners, or their representatives, rules out the possibility of miscommunication and unwanted surprises on what should be a worry-free vacation. The personal connection between the owners and the guests provides a better experience for both parties. Homeowners are better able to meet the needs of their guests and guests take better care of the property during their stay.

Because we do not collect any money from any guest, Apex Vacation Properties is not responsible for the refund of rental fees for any reason. Any refund requests must go directly to the property owner or his representative and are subject to the terms of that property owner/manager.

• Apex Vacation Properties shall not be held responsible for any disputes related to the cancellation of rental reservations. Apex Vacation Properties does not provide travel insurance and will not be held responsible for any loss due to renters' inability to utilize the rental for any reason.
• Apex Vacation Properties shall not be held responsible for the information provided by the individual property owners utilizing Apex Vacation Properties' services. Apex Vacation Properties therefore provides no warranties, actual or implied, with regard to the information, services, and materials contained in this site or affiliate sites. As such, the prospective renters are responsible for conducting their own research on qualifying properties and making their own decisions regarding the use of properties listed on the Apex Vacation Properties website. Any and all communication and potential liability associated with the rental of that property must be directed to the property owner.

All information provided by the property owners utilizing Apex Vacation Properties' services is the direct responsibility of that property owner. As such, Apex Vacation Properties shall not be held liable under any circumstances for any damages related to use of the services provided by Apex Vacation Properties or the use of information on the Apex Vacation Properties website or affiliate sites.
